Aptos Life Article – November/December

Winter is coming…. But the Real Estate Market is still in full swing here in Aptos. Currently (11/22/17) there are 55 homes, 11 condos (all Seascape Resort which you cannot live in full time) and 1 townhome on the market. That compares to sales in the past 90 days of 101 homes, 7 condos, and 7 townhomes, so we are running at about 2-weeks inventory. This compares to Santa Clara County inventory which right now is at about one week, meaning zero inventory in general.

Aptos home sales in the past 90 days averaged $1,076,238 and Median Sales price was $1,005,000. I represented the Seller on 736 Clubhouse (3bed/2Bath/1966SF/converted garage) which sold for $860,000 in September. I am representing the Buyer on 336 Arthur (3Bed/2.5Bath/2547SF) closing next week for $1,155,000 and I have a new listing at 437 Los Altos (3Bed/2.5Bath/2645SF on the 2nd fairway at Seascape) for $1,499,000. While prices continue to go up, mortgage rates continue to stay low. Currently you can still get a 30-year fixed loan for 4.125%. However, lots of changes are looming on the horizon and interest rates will most likely go up soon.

Rents have continued to rise and a quick review of Craigslist (11/22) shows ads for Aptos 1-bedroom ($1500-$2000), 2-bedroom ($2200-$2650), 3-bedroom ($2600-$4700) and 4-bedroom ($3500-$4500). There is some good housing news on the horizon. ADU’s (additional dwelling units) are now being promoted by our County as a means to provide affordable housing and ultimately, homeowners should be able to build a small housing unit on their property and then either rent it out or move into it and rent out their primary home.

Aptos is undergoing a lot of “construction” change right now. The Rancho Del Mar center upgrade is in progress and the Aptos Village is building the Phase One first 32 homes (go to website for floor plan and other details). I’m happy to report that after 9 fabulous years with Thunderbird Real estate, I have moved to Sereno Group-Aptos (smack dab between the two construction zones). My new commute is less than 3 minutes from my home and the Walkability Factor = 10!
